Living in Belmont, Massachusetts: A Suburban Gem Near Boston

Belmont, MA, is a highly desirable suburb just 8-10 miles northwest of downtown Boston, offering residents a perfect blend of quiet, family-friendly living and easy access to urban amenities. With a population of around 27,000 (projected ~27,500 in 2025), it's known for its tree-lined streets, historic charm, and strong sense of community. Often called the "Town of Homes," Belmont features dense suburban neighborhoods with mostly single-family colonials, mid-century homes, and some condos.

Why Families Love Belmont

Top-Rated Public Schools: Belmont's schools consistently rank among the best in Massachusetts. Belmont High School is in the top 10 statewide, with high proficiency in math/reading and strong college prep programs. The district serves ~4,500 students with modern facilities, including a recently updated high school and middle school.

Safety & Community: Extremely low crime rates make it one of the safest suburbs in the Boston area. Residents describe it as quiet, welcoming, and family-oriented, with active events like Belmont Town Day and a thriving farmers' market.

Parks & Recreation: Abundant green spaces, including the Mass Audubon Habitat Wildlife Sanctuary (90 acres of trails, meadows, and ponds), Rock Meadow Conservation Area, Beaver Brook Reservation (with spray deck for kids), and Lone Tree Hill.

Convenient Location: Quick commute to Boston via MBTA Commuter Rail (Belmont Center or Waverley stops) or bus to Alewife (Red Line). Close to Cambridge, Harvard, and major highways.

Real Estate & Cost of Living

Belmont's housing market is competitive and pricey—median home prices hover around $1.4–1.6 million in 2025, with values up ~7-12% year-over-year due to limited inventory and high demand. Most homes are spacious single-families; expect fast sales (often in under 10-20 days). Cost of living is ~68% above the national average, driven by housing and taxes, but supported by high median household incomes (~$178,000).
